Roof Inspections and Certifications

Roof inspections and Certifications are an important service of Raven Roofing. Property sellers, buyers, Realtors, property managers and building owners trust Raven Roofing to thoroughly inspect and give an unbiased report on the condition and approximate lifespan that is left in the roof, to ensure all parties are aware of the condition of the roof.

Often, people think if the roof is fairly new and appears fine from the ground, a roof inspection or certification is an unnecessary expense. That may be true but it is surprising how many roofs are improperly installed.

We often find improperly attached shingles, exposed fasteners, deteriorated pipe flashing, and crucial areas such as skylights, chimneys, and valleys that are not up to industry standards. Unfortunately, without a professional inspection, the next wind storm or strong rain may find the problem and also create many more.

If a roof is not installed according to the exacting manufacturers specifications, the warranty may not be valid.

A thorough roof inspection or certification addresses all critical areas of the roof, notes the lifespan that is left and gives recommendations for repairs, moss treatment and/or roof cleaning. Estimates can be given if repairs or replacement are necessary in order for the roof to achieve the minimum 3 to 5 year life expectancy which most lending and insurance institutions require for homes. The Raven Roofing Inspection Process

 Our Roof Inspection includes checking for:

1. Proper shingle overhangs at gutters, and eves.
2. Measure for, and calculate for proper attic ventilation.
3. Inspect attic intake vents for blockage.
4. Interior attic inspection for moisture, mold and leaks.
5. Inspect attic insulation for proper R-Value.
6. Inspect all storm collars at fireplace and  furnace vents for proper seal.
7. Inspect all valleys for backup from leaves, pine straw, etc.
8. Inspect valley metal for proper overhang at termination of valley.
9. Inspect roof shingles for granule loss.
10. Check gutters for blockage.
11. Inspect fasten method.
12. Inspect for exposed flashings.
13. Check for loose shingles.
14. Inspect seals on shingles to help prevent wind damage.
15. Inspect all Attic vents for proper installation.
16. Inspect all roof penetrations for holes or cracks (Vents, plumbing pipes, etc.)
17. Inspect all rubber boots at top of pipes for dry rot. (We recommend lead boots)
18. Check to see if shingles are brittle, curled,blistered, fishmouthing or deteriorated.

STORM INSPECTION:

A proper and thorough inspection should be conducted before storm season and after any high wind event.
